KNOW ALL MEN BY THESE PRESENTS:
That we, Robert S. Haynes and wife Mary S. Haynes, of Jefferson County, Texas, for and in consideration of the sum of ($18.50) Eighteen and 50/100 Dollars per acre for Two Hundred Eleven and 2/3 acres of land, aggregating the sum of ($3915.83) Three Thousand Nine Hundred and fifteen and 83/100 Dollars, cash in hand paid by J. O’B Young, of Jackson County, Texas, the receipt of which is hereby acknowledged, have granted, bargained, sold and conveyed and by these presents do grant, bargain, sell and convey unto the said J. O’B. Young of Jackson County, Texas, Two Hundred Eleven and 2/3 acres of land and being all of the following described tract, to say:
A part of the Ramon Musquiz 5½ leagues grant, on the West side of the Lavaca River in Jackson County, Texas, being a portion of 640 acres of said 5½ leagues grant conveyed by C. A. Haynes to C. Haynes by deed dated the 18th day of November A.D. 1875, and duly recorded in Vol. H. page 223, of the deed records of Jackson County, Texas, and conveyed by C. A. Haynes to Annie Haynes et al by deed dated the 7th day of July A.D. 1892, and duly recorded in Vol. Q. page 361 of the deed records of Jackson County, Texas, to both of which deeds and to their respective records reference is he made and described as follows, to say:
Beginning at the upper or Northern corner of 426-2/3 acres out of said 640 acres, on the West bank of the Lavaca River, said 426-2/3 acres being partitioned to George Menefee by deed recorded in Vol. Q. page 595 of the deed records of Jackson County, Texas, a stake;
Thence S 50° W. with upper or N.W. line of said Menefee’s land 3736 varas to stake for corner;
Thence N 40° W 335 varas to stake for corner;
Thence N 50° E 3596 varas to stake on bank of Lavaca River, from which a Live Oak 16 inches in diameter, marked X, bears S. 37-3/4 varas;
Thence down the meanders of said river to the place of beginning, containing and embracing within these metes and bounds 213-1/2 acres of land;
Except however, 1-2/3 acres of land heretofore conveyed by Robert S. Haynes to Jackson County, for road purposes, by deed recorded in Vol. 8, page 330, of the deed records of Jackson County, Texas, and also recorded in vol. 14, page 2 of the deed records of Jackson County, Texas, to which deed and its record reference is here made.
It being our intention to convey the entirety of said 213-1/2 acres, except that part conveyed for road purposes.
To have and to hold the above described and conveyed premises, together with all and singular th rights, improvements and appurtenances to the same belonging, incident or appertaining unto the said J. O’B. Young, his heirs and assigns forever; and we, the aforementioned grantors, do hereby bind ourselves, our heirs, executors, and administrators to warrant and forever defend the above described and conveyed premises unto the said J. O’B. Young, his heirs and assigns, against the claim or claims of any and all persons whomsoever lawfully claiming or to claim the same or any part thereof.
