Know all men by these presents: that we, Wm. Owen and Blanche Owen nee Haynes (both should be Owens), husband and wife of the County of Jackson and State of Texas, for and in consideration of the sum of five dollars, to us in hand paid by R. D. Haynes and for the further consideration of the execution and delivery to us by said R. D. Haynes of a deed of even date herewith to 407½ acres of land, a part of the 775 acre tract allotted to us jointly in the partition of the Estate of Amos Haynes, deceased, of the County of Jackson and State of Texas, the receipt of which is hereby acknowledged, do by these presents bargain, sell, release and forever quit-claim, unto the said R. D. Haynes, his heirs and assigns, all our right, title, and interest in and unto that tract or parcel of land lying in the County of Jackson and State of Texas, described as follows, to wit:
A part of the Ramon Musquiz 5½ league grant, and a part of the 775 acre tract allotted to R. D. Haynes and Blanche Haynes (now wife of Wm. Owen who joins herein) jointly in the partition of the estate of Amos Haynes, deceased, by decree of the Probate Court of Jackson County, which is of record in Volume F, page 393, minutes of said court and more particularly described as follows:
Beginning at the mouth of a ravine on the west side of the Lavaca River; thence up said ravine N 75½° W (variation: 0 degrees 40 minutes, June 1906) 34 varas; West 91 varas; South 65 varas; S 36° W 111 varas; S 20° W 56 varas; S 39½° W 32 varas to a mulberry post on the west bank of said ravine, a corner of said 775 acre tract, and also a corner of the 1,940 acre tract conveyed by Agnes Lee Stockdale to A. Burns from which a burr oak marked T bears N 28° W 3.2 varas and a live oak marked K bears S 27-3/4° W 55.6 varas;
Thence S 44° W (variation 0 degrees 40 minutes E June 1906) 2,784 varas to the north corner of the 402½ acre tract conveyed by R. D. Haynes to Blanche Owens by deed of even date herewith;
Thence S 46° E 606 varas to a stake on the east corner of said 402½ acre tract;
Thence N 44° E 4,165 varas to the south corner of the 5 acres conveyed by R. D. Haynes to Blanche Owens by deed of even date herewith, from what a live oak 4 feet in diameter marked X bears S 46¾° E 10.2 varas and a live oak 4 feet in diameter marked H bears N 75½° W 15-1/2 varas;
Thence N 46° W 100 varas to a stake on said Lavaca River;
Thence up said river with its meanders to the place of beginning, containing 367½ acres of land.
To have and to hold, the said premises together with all and singular the rights, privileges and appurtenances to the same in any manner belonging, unto the said R. D. Haynes, his heirs and assigns, so that neither we the said Wm. Owens and Blanche Owens nor our heirs, nor any person or persons claiming under us shall at any time hereafter have, claim, or demand any rights or title to the aforesaid premises or appurtenances, or any part thereof.

Before me, Guy Mitchell, County Judge, in and for said County and State, appeared W, Owens and Blanche Owens, wife of Wm. Owens, known to me to be the persons whose names are subscribed to the foregoing instrument and acknowledged to me that they executed for the purposes and consideration therein expressed. And the said Blanche Owens, wife of the said Wm. Owens, having been examined by me privily and apart from her husband, and having the same fully explained to her, she, the said Blanche Owens acknowledged such instrument to be her act and deed, and declared that she had willingly signed the same for the purposes and consideration therein expressed, and that she did not wish to retract it.

Thence N 44° E with line of fence which is also Burns’ line 3,654 varas to a stake in the fence, the west corner of 367½ acres conveyed by Wm. Owens and Wife to R. D. Haynes by deed of even date herewith;
Thence S 46° E 606 varas to a stake , the south corner of said 367½ acre tract;
Thence S 44° W 3,845 varas to a stake in the hedge fence, the south corner of said 775 acre tract;
Thence N 28½ W 636 varas to the place of beginning, containing 402½ acres of land.
Second tract is also a part of said 775 acre tract:
Beginning at a stake on the west side of the Lavaca River, at the east corner of said 775 acre tract;
Thence S 44° W 425 varas to a stake, the east corner of the said 367½ acre tract conveyed by Wm. Owens and wife to R. D. Haynes, from what a live oak 4 feet in diameter marked X bears S 46¾ E 10.2 varas and a live oak 4 feet in diameter marked H bears N 75½ W 15½ varas;
Thence N 46° W 100 varas to a stake on said Lavaca River;
Thence down the river with its meanders to the place of beginning, containing 5 acres of land.
To have and to hold the said premises, together with all and singular the rights, privileges and appurtenances to the same in any manner belonging, unto the said Blanche Owens, her heirs and assigns, so that neither I, the said R. D. Haynes, nor my heirs, nor any person or persons claiming under me shall at any time hereafter have, claim, or demand any rights or title to the aforesaid premises or appurtenances, or any part thereof.
