Book D Page 133 Thomas Haynes Sells 6,000 Acres to Daniel R. Coleman

Know all men by these presents: That I, Thomas Haynes of the county and state aforesaid have this day and do by these presents, in consideration of the sum of eight hundred dollars ($800) in hand paid, bargain, sell, alien, and convey unto Daniel R. Coleman of the same county and state all that certain tract or parcel of land with the exception hereinafter mentioned, contained within the following boundaries, to wit:
Beginning at the southerly corner of a tract sold by said Haynes to James J. Stone, being in elm or elms on the side of the bluff, thence a straight line to the lower corner of the tract conveyed by said Haynes to Edward M. Glenn on the Venado Creek, the east side being 400 varas (370 yards) below a drain or trench pointing in from the northeast side,
Thence down the said creek with its meanders to its mouth;
Thence along the bay shore (Lavaca Bay) to the mouth of the Lavaca River;
Thence up the said river with its meanders to the mouth of the first bayou above Dimmitt’s point (Menefee Bayou);
Thence up the said bayou to its head being the first lake or pond into which it enters (Menefee Lake No. One), thence a straight line to the beginning.
This land is a part of a (five and one-half) league survey granted to Ramon Musquiz and is supposed to contain six or eight thousand (6-8,000) acres more or less.
But out of the said boundary is excepted and not sold or intended to be conveyed two hundred (200) acres heretofore sold to Thomas G. Bankhead including his improvement to the said off (offset?).
Hereafter conveyed to him to have and to hold the said described tract of land to the said Coleman, his heirs and assigns forever, and the said Haynes for himself, his heirs doth covenant and agree to warrant and defend the title of the said land against all claims except against the claims or titles of the heirs of Philip Dimmit and for one labor of land and the improvements. This claim is not included in the warrant and said Haynes is in no event to be held responsible for it. But against all other claims the said Haynes covenants to defend the titles.
In testimony whereof he hath hereunto set his hand and seal this 21st February 1851.

I, George R. Billups, Clerk of the County Court, do hereby certify that Thomas Haynes appeared personally before me and acknowledged that he signed the above deed for the use and purposes therein set forth. Given under my hand and seal of the County Court this 31st March 1851.
