Book D, Page 136 Thomas Haynes Sells 612 Acres to James M. Stanton

This indenture made and entered into this 31st day of March, 1851, between Thomas Haynes of the one part and James M. Stanton of the other part, WITNESSETH: that in consideration of the sum of three hundred and six dollars in hand paid, the receipt whereof is hereby acknowledged, the said Haynes hath this day and does by these presents bargain, sell, alien, and convey unto the said Stanton a certain tract of land situated and being in the County of Jackson, State of Texas on the Lavaca River, being a part of a survey of 5½ leagues granted to Ramon Musquiz and bounded as follows, to wit:
Beginning at a large post oak near the bluff above Stanton’s house and marked three hacks (horizontal bars);
Thence N 50° E through bottom timber and (something) or ponds 1,040 varas (963 yards) to an old live oak on the river marked three hacks (horizontal bars) from which a live oak marked X bears S 10 E, a bunch of elms at the edge of the river marked X (bears) N 40° E 4 varas, an elm 6 inches in diameter marked X (bears) N 40° E;
Thence down the river with its meanders to live oaks marked X situated in a mott below Stanton’s field at a perpendicular distance from the northern line of one thousand three hundred (1,300) varas (1,204 yards);
Thence S 3° W over bottom prairie and post oak ridge one thousand nine hundred and seven (1,907) varas (1,766 yards) to corner in the marsh;
Thence N 49° W 1,512 varas (1,400 yards);
Thence N 40° W 1,200 varas (1,111 yards) to corner;
Thence N 50° E 1,100 varas (1,019 yards) to the beginning, containing six hundred and twelve (612) acres.
To have and to hold the above described land with the appurtenances to the said Stanton his heirs and assigns forever, and the said Haynes for himself, his heirs and assigns doth covenant to warrant and defend the title of the said land with the appurtenances aforesaid agreement himself his heirs and all claiming through him or them, but from no other claim whatever.
In testimony whereof the said Haynes hath hereunto set his hand and seal the day and year aforesaid.
