Know all men by these presents that I, Joseph M. Coddington, of ___ in the county of Montgomery and Republic of Texas, for and in consideration of the sum of five thousand dollars ($5,000) to me in hand paid by Edward M. Glenn, the receipt of which is hereby acknowledged, and a full and complete release and acquisition for the same here given him, granted, bargained, sold, aliened, and confirmed and by these presents do grant, bargain, sell, alien, and confirm fully, freely, absolutely unto the said E. M. Glenn all the estate right, title, interest, claim, and demand I possess in and to the following described lands and premises (entire clause repeated), to wit:
One: Most of a tract of land granted R. Musquiz by the Mexican government, sold by said Musquiz to C. Van Ness, and purchased of said Van Ness by me, consisting of five and one half leagues, and I now sell to the above named party the following boundaries:
Commencing at the upper corner of this survey on the Lavaca River;
Thence down the river five thousand one hundred (5,100) varas;
Thence west on a parallel with the upper or dividing line between this survey and a survey made for J. Linn or J. Scott to the back line of this survey and the back line of a survey made for Don Valentine Garcia;
Thence north on the line to the corner of the Scott or Linn league;
Thence east with the dividing line to the Lavaca River or place of beginning
Containing five thousand (5,000) acres more or less
A plan of tract to accompany this (document?) to (recorder?) of Victoria County for claim (chain?) of title.
To have and to hold the above mentioned and described land and premises together with all and singular the appurtenances, privileges, and advantages unto the same in any wise appertaining or belonging with the said E. M. Glenn, his heirs and assigns for their own profit, use, benefit, and behalf forever, and I, the said Joseph M. Coddington do hereby covenant, promise, and agree to and with the said E. M. Glenn that the estate right, title, interest, and claim herein in this instrument granted and bargained as aforesaid, now and forever hereafter shall be and remain unto the said E. M. Glenn, his heirs and assigns, free and unencumbered, clear and absolute and unmolested by any person or persons whatsoever and the same I will forever warrant and defend.

Be it remembered that on this twenty-fourth day of June A.D. one thousand eight hundred and forty five personally appeared before me Joseph Daniel, Notary Public in and for the county aforesaid the citizen Joseph M. Coddington who acknowledged the within and foregoing instrument of writing to be his act and due and that it was executed for the purposes therein expressed in presence of Jas. B. Price and John Sagan? who signed their names as witnesses to the due execution of the same. In testimony whereof I hae hereunto set my hand and seal of office at Washington on the Brazos.
