Note: Christopher Haynes had three children: Robert S., Amos C., and Mollie A. His wife was Annie C. His mother, Celia A., gave him 640 acres in 1875 (see Book H, page 223). After Christopher died, Annie indirectly gave the land to her three children and the land was sold in three separate transactions. But the original deed was based on a faulty survey. After a new, formal survey, Celia re-gifted the 640 to them with proper metes and bounds (see book Q, page 361). Amos C. (and Annie) sold his one-third to George Menefee in the deed reproduced here.
Notice that Menefee paid $666.66 for the land. He was essentially paying $2,000 per section of land, but was getting only ⅓ of a section, so he paid ⅓ of $2,000, or $666.66.

County of Jackson
Know all men by these presents: That we, Amos C. Haynes of the county and state aforesaid and Annie Haynes of the County of Bee and state aforesaid (son and wife of C. Haynes, deceased, late of said County of Jackson) for and in consideration of the sum of six hundred and sixty-six 66/100 dollars ($666.66), to us in hand paid by George Menefee of the County of Jackson and state aforesaid, the receipt whereof is hereby acknowledged, have granted, bargained, sold, and conveyed, and by these presents do grant, bargain, sell, and convey unto the said George Menefee, all and singular, and undivided one-third interest in and to the following described tract of land, to wit:
A part of the Ramon Musquiz (or Musquez) leagues:
Beginning at the NE corner of a survey of 612 acres of land sold by Wm. M. Sanford to George Menefee on the west bank of the Lavaca River;
Thence S 50° W (no variation) with the NW boundary line of said survey, at 1,040 varas a large post oak tree marked (X over three hacks, or horizontal bars), at 2,140 varas (1,981 yards) a stake and corner of fence (and NW corner of said survey);
Thence S 44¼° W with said Menefee’s fence and line 1,910 varas (1,769 yards) to a stake in same;
Thence N 40° W 1,091½ varas (1,011 yards) to a stake in prairie;
Thence N 50° E 3,596 varas (3,330 yards) to a stake on the west bank of said Lavaca River, from which a live oak 16 inches in diameter marked X bears S 34¾° W 130 varas;
Thence down the meanders of said river to the place of beginning, containing six hundred and forty (640) acres.
(The interest herein conveyed by the said Annie Haynes being the same which she owned and possessed as wife of said C. Haynes, deceased, but does not include her interest in the remaining two thirds (⅔) in said tract of land.)
To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging unto the said George Menefee, his heirs and assigns forever, and we do hereby bind ourselves, our heirs, executors, and administrators to warrant and forever defend, all and singular, the said premises unto the said George Menefee, his heirs and assigns against every person whomsoever lawfully claiming the same or part thereof.
