Know all men by these presents that I, Celia A. Haynes <a feme sole> of the County of Jackson, State of Texas, for and in consideration of the sum of two thousand and fifty-nine 20/100 dollars ($2,059.20, or $3.12 per acre) to me in hand paid by M. C. Whalen, the receipt of which is hereby fully acknowledged and confessed, have granted, sold, and conveyed and by these presents do grant, sell, and convey unto the said M. C. Whalen of the County of Victoria, State of Texas, all that certain tract or parcel of land situated in Jackson County, Texas, being a part of the Ramon Musquiz 5½ league grant lying on the west side of the Lavaca River and being 660 acres more or less, and also being (part of) the same 960 acres conveyed by Amos Haynes to me by deed dated 2nd day of April, 1883, recorded in Book K, page 412, Jackson County deed records; less, however, the 300 acres out of said 960 acres heretofore conveyed by me to Thomas (S.) Haynes, to which deed reference is hereby made for more certainty of description.
It being the intention to convey by this deed all the land I now own in the said Ramon Musquiz 5½ league grant.
To have and to hold the above described premises together with all and singular the rights and appurtenances thereto in anywise belonging unto the said M. C. Whalen, his heirs and assigns forever; and I do hereby bind myself, my heirs, executors, and administrators to warrant and forever defend all and singular the said premises unto the said M. C. Whalen, his heirs and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof.
