This document describes the purchase of 17,354 acres of land on the west side of the Lavaca River by Thomas Haynes from the State of Texas on June 29, 1848. The land was being sold by Jackson County because of non-payment of taxes by Joseph M. Coddington. Although this document says that Thomas Haynes bought the land by himself, a later document says that Edward M. Glenn was his partner, and Haynes turned over approximately 6,000 acres (actually, about 7,500 acres) of the land to Glenn.

Whereas by assessment made in conformity with law, there was due and owing to the State of Texas from Joseph M. Coddington the sum of fifty-two dollars and seven cents assessed as tax for the year one thousand eight hundred and forty-six (1846) upon the taxable property of said Joseph M. Coddington, and whereas the said Joseph M. Coddington has failed and refused to pay the same as required by law, be it known that I, John M. White, assessor and collector for the County of Jackson did on the 2nd day of January A.D. 1847, by virtue of my tax list, levy upon the following property of said Joseph M. Coddington, to wit:
Seventeen thousand three hundred and fifty-four acres of land situated on the west side of the Lavaca River in said county of Jackson and embracing all of a grant of five leagues and a half of land made to Ramon Musquez and conveyed by Musquez to Van Ness and by Van Ness to the said Coddington, except seven thousand acres conveyed by said Joseph M. Coddington to E. M. Glenn and surveyed from the upper line of said grant,
and having given notice of the time and place of selling the said property for the time and in the manner required and directed by law, and at the court house door of the County of Jackson offer this land for sale at public auction, and Thomas Haynes having bid there for the sum of fifty-two dollars and seven cents and that being the amount of taxes due by the said Joseph M. Coddington, and three dollars cost making in all the sum of fifty-five dollars and seven cents and that being the last and best bid, the said land was struck off to the said Thomas Haynes for the said sum of fifty-five dollars and seven cents.
In consideration whereof I have this day entered satisfaction of said indebtedness on my tax list and do hereby grant, alienate, and convey to the said Thomas Haynes all the rights, title, and interests of the said Joseph M. Coddington, or of any other comer or claimant under him, in deed to the above described premises, to have and to hold the same to him and his heirs and assigns forever.

I, George R. Billups, clerk of the county court, do hereby certify that S. L. Holt, one of the witnesses personally appeared before me and stated that he saw John M. White sign the above deed and herd (sic) him say he done (sic) so for the uses and purposes therein expressed.
