This deed was originally filed in Victoria County and recorded in the Victoria County Record of Deeds, Volume II, pages 224 and 225 . Later, it was copied into the Jackson County deed records in Book K, page 91.

Know all men by these presents that I, William E. Howth, resident citizen of said Republic and attorney in fact for Joseph M. Coddington (who is also a citizen of said Republic) by virtue of a certain instrument of writing, signed and acknowledged in the City of Houston before one same Daniel D. Culp, Notary Public of the County of Harris, dated on the first day of May, 1844, and entered of record in the recorder’s office of Victoria and Republic aforesaid, which said power of attorney is hereby referred to and made a part of this deed,
Have and do by these presents in consideration of the sum of three three hundred dollars (the word “three” appears twice, so we don’t know whether it represents $300 or $3,300) to me in hand paid by Edward M. Glenn, resident citizen of said Republic, grant, bargain, sell, transfer, alien, and deliver all and singular that certain tract or parcel of land situated, lying and being in the County of Victoria, meted and bound as follows – viz:
Beginning at a brick pillar on the west bank of the Lavaca River about five miles above the junction with the Navidad River, from which said pillar a post oak 18 inches in diameter marked on the surface bears S 34° W 5 varas, another post oak similarly marked and of similar dimensions bears S 4° E 11 varas, and a live oak 12 inches in diameter bears N 88° E 17 varas, it being the northeast corner of a survey of five and a half (leagues) of land made originally for Ramon Musquiz;
Thence South 55° West (should be South 45° West) with the original line as found by bearing trees 4,570 varas (4,231 yards) to the northwestern corner of said original survey;
Thence with the line dividing this survey from a survey originally made of Valentine Garcia a sufficient distance so that a line W 55° E (should be N 45° E) or parallel to the first line may be a perpendicular distance from the said first line five thousand seven hundred (5,700) varas (5,278 yards, or almost exactly 3 miles) N 55° E (should be N 45° E) to the west bank of the Lavaca River;
Thence up said river with its meanders to the before described beginning point or place, supposed to contain between six or seven thousand acres of land (more of less), it being a part of land originally granted by the Mexican government unto Ramon Musquiz and by the said Musquiz to Cornelius Van Ness, and from the said Van Ness to Joseph M. Coddington, and for a full and perfect description of said land reference is made to the original deed made to the said Musquiz now on record in the recorder’s office in the Town of Victoria.
All and singular the above described premises together with all the hereditaments, appurtenances, and privileges in any wise incident thereto. To have and to hold to the said Edward M. Glenn, his heirs and assigns forever. And I do hereby as agent and attorney in fact as aforesaid bind the said Joseph M. Coddington, his heirs and assigns to warrant and defend the title to all and singular the said premises against himself and against any and every person whomsoever claiming or to claim the same or any part thereof forever.

I CERTIFY THAT Thomas Simons one of the subscribing witnesses to the within Instrument of conveyance appeared before me and being duly sworn says that he signed the said instrument as witness that he saw the signer of said Instrument sign the same, and hear him declare that he signed it for the purposes therein set forth.
