Know all men by these presents that I, Thomas S. Haynes, of the County of Jackson, State of Texas, for and in consideration of the sum of fifteen hundred dollars ($1,500) to me in hand paid by A. W. Haynes, M. C. Whalen and M. J. Whalen, wife of the said M. C. Whalen, the receipt whereof is hereby acknowledged, have granted, sold, and conveyed and by these presents do grant, sell, and convey unto the said A. W. Haynes, M. C. Whalen, and M. J. Whalen of the County of Jackson, State of Texas, all that certain tract or parcel of land described as follows, to wit:
Three hundred (300) acres in said County and State on the west side of the Lavaca River, part of the five and one half (5-1/2) leagues originally granted to Ramon Musquiz and part also of a tract of 960 acres conveyed to my grandmother, Mrs. C. A. Haynes, by A. W. Haynes on the 21st day of August, 1882, the deed to which is of record on page 403, Book K, deed records of said Jackson County, the said three hundred acres being the same conveyed to me by my said grandmother, Mrs. C. A. Haynes, by deed dated May 24, 1889 and recorded in Book O, page 544, Jackson County deed records in which said deed the following description is given of said 300 acres.
Beginning at a point (300) three hundred yards due north of the house in which I now reside;
Thence running to the bank of the Lavaca River on due parallel to the upper line of the aforesaid 960 acre tract;
Thence down the Lavaca River with its meanders to such a point that a line run thence parallel with the first herein toward the back line of said 960 acre tract shall be 900 yards in perpendicular distance from said first mentioned line;
Thence continuing said line from the last mentioned point on the river toward said back line to such a point that a line run thence at right angles with said last mentioned line 900 yards to corner;
And thence parallel with third line herein to place of beginning shall contain 300 acres as aforesaid and shall also include in said boundaries all the houses and other improvements on the place where I now reside.
To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging unto the said A. W. Haynes, M. C. Whalen, and M. J. Whalen, their heirs and assigns forever, and I do hereby bind myself, my heirs, executors, and administrators to warrant and forever defend all and singular the said premises unto the said A. W. Haynes, M. C. Whalen, and M. J. Whalen, their heirs and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof.
