KNOW ALL MEN BY THESE PRESENTS;
That we, R. D. Haynes and wife Mabel Haynes, of the County of Jackson, State of Texas, for and in consideration of the sum of Four Thousand ($4,000.00) Dollars to us in hand paid by Wm. J. Clark, the receipt whereof is hereby acknowledged, have GRANTED, SOLD AND CONVEYED, and by these presents do GRANT, SELL AND CONVEY unto the said Wm. J. Clark, of the County of Jackson, State of Texas, all that certain tract or parcel of land, a part of the R. Musquiz 5-1/2 league grant, situated in Jackson County, Texas, and described as follows, to wit:
Beginning at a stake in East line of Edna & Vanderbilt Public Road 30 feet from the center of said public road and from the original common upper or north corner of the lands of R. D. Haynes, and his sister Blannie Owens and from which beginning point the upper corner of said Haynes land and lower corner of the Burns Ranch on West bank of Lavaca River bears N. 44°E 2773-2/10 varas, said upper corner of said Haynes and lower corner of said Burns Ranch being S 28° E 2/10 varas from a burr oak marked T and a live oak marked K. bears N. 27-3/4 varas;
Thence, from said beginning point on said Vanderbilt & Edna Road S. 46°E 606 varas to stake on E. line of said public road being the S.E. corner of R. D. Haynes tract as shown by deed recorded in Vol. 6. page 326 Deed Records of Jackson County, Texas, being common corner of said Haynes land, Whalen Ranch.
Thence N 44°E 1863 varas along division line between said Haynes tract and said Whalen Ranch to stake for corner.
Thence N 46° W 606 varas to stake on line between said Haynes tract and said Burns Ranch for corner.
Thence S 44° W 1863 varas to the place of beginning containing 200 acres of land, being and intended to be 200 acres of land off the West or rather Southwest end of R. D. Haynes tract bounded by the side lines thereof and by the said public road and a line drawn across said tract parallel thereto sufficient distance there from to cut off said 200 acres aforesaid.
TO HAVE AND TO HOLD the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging unto the said Wm. J. Clark, his heirs and assigns forever, and we do hereby bind ourselves, our heirs, executors and administrators to warrant and forever defend, all and singular the said premises unto the said Wm. J. Clark, his heirs and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof.
